Formwork is where the labor hides
The concrete is the cheap part. The labor lives in the forms, and formwork is priced by contact area. Miss a wall height, a pilaster, or a thickened slab edge and the SFCA is light, so the placing labor and the form reuse plan are both wrong before the bid ever goes out.
Rebar tonnage swings the number
Reinforcing lives across the schedule, the sections, and the details. Laps, dowels, hooks, and wall corners are easy to under-count, and steel is priced by weight, so a missed splice or a bar size read wrong moves the tonnage and the price with it.
Lump sum punishes the condition you did not see
Concrete gets bid lump sum or unit price against a set that scatters the answer across foundation plans, sections, and schedules. A missed grade beam, an over-pour on irregular subgrade, or a pier read off the wrong detail does not surface until the pour, and by then the margin is gone.

The takeoff is really three takeoffs
A concrete takeoff is three measurements that have to agree. Volume in cubic yards for every element that gets placed: spread and continuous footings, grade beams, slab-on-grade, foundation and retaining walls, columns, piers, and pier caps. Formwork in square feet of contact area, because forms are priced by the surface they touch and that is where the field labor sits. And reinforcing steel by tonnage, read off the rebar schedule with bar sizes, spacing, laps, dowels, and hooks resolved against the sections.
