What is gradingin construction?

Grading in construction is shaping the site's soil to the elevations, slopes, and contours shown on the civil grading plan, so pads sit at design elevation and water drains where the engineer intended. Rough grading brings the site to within a stated tolerance of subgrade, and final (fine) grading dresses the surface to exact elevation just before paving, concrete, or landscaping. Grading, explained.

Grading is the scope that turns a torn-up site into the surfaces the drawings show, and it lives almost entirely on the civil C-sheets: the grading plan with existing contours dashed and proposed contours solid, spot elevations at corners and drainage breaks, and slope arrows between them. The geotech report governs what the graded subgrade must achieve before anything bears on it, commonly compaction to 95 percent of Standard Proctor density under slabs and paving. The sitework contractor owns grading, with the dirt foreman working from GPS machine control models on most commercial jobs today. New estimators stumble in two places. They treat grading as one line when the spec splits it into rough grading (a bulk operation at loose tolerance) and final grading (a slow trim at tight tolerance, often a tenth of a foot or better), which carry very different production rates. And they forget that grading interacts with the earthwork balance: every change in design elevation moves cut and fill volumes somewhere else on the site.

How it is measured

Grading is taken off by area: square feet or square yards for pads and paving subgrade, acres for large open areas. The grading plan and its spot elevations define the limits, and the takeoff usually splits rough grading from final grading because production differs so much. Cost drivers are the tolerance specified (a bulk pass versus trimming to a tenth of a foot), slope steepness, the material being graded, moisture conditioning, and how much regrading the weather forces, which is why graders carry standby risk in the price. Where regrades involve real volume moves, those cubic yards belong in the cut and fill lines, not the grading line; grading prices the shaping, not the mass haul.

What is the difference between rough grading and final grading?+

Rough grading is the bulk shaping that brings the site close to design subgrade, typically within a loose tolerance, using dozers and larger equipment at high production. Final grading (fine grading) is the slow trim to exact elevation, often within a tenth of a foot or tighter, done with a motor grader or GPS-controlled dozer right before paving, slabs, or landscaping. They are separate line items because final grading can cost several times more per square yard.

How do you read a grading plan?+

Existing contours are usually dashed or screened, proposed contours are solid, and spot elevations mark exact design heights at building corners, pavement breaks, and drainage structures. Flow arrows show drainage direction, and the difference between an existing and proposed elevation at any point is the depth of cut or fill there. Estimators use the two contour sets to compute earthwork volumes and the proposed surface to define the grading scope.

What does grading to a tenth mean?+

It means the finished surface must sit within 0.10 ft (about 1.2 in) of the design elevation, a common final grading tolerance under slabs and paving. Surveyors or GPS rovers check the grade, and high or low spots get trimmed or filled and re-rolled. The tighter the tolerance, the slower the production and the higher the unit price, so estimators should always read the spec tolerance before pricing the grading line.
