What is rough gradingin construction?

Rough grading in construction is the earthwork phase that shapes a site to within a set tolerance of the design subgrade elevations, commonly plus or minus a tenth of a foot, before utilities, paving, and finish surfaces go in. It follows clearing and mass cut and fill, establishing building pads, parking areas, and drainage slopes close to their final shape. Final grading then trims the surface to finish tolerances. Rough grading, explained.

Rough grading lives on the civil grading plan, the C-sheets that overlay proposed contours and spot elevations on the existing survey, with the geotech report governing what material can stay and how it gets compacted. The sitework contractor owns the scope, and on most commercial jobs it is not a separate operation so much as the finishing condition of the mass excavation: the dozers cutting and filling keep working until the whole site sits within rough tolerance of subgrade, the field shorthand being plus or minus a tenth (0.10 ft, about 1.2 inches). The mistake new estimators make is pricing to the wrong surface. Rough grade is held to subgrade, not finish grade, so a parking area rough grades to the bottom of the pavement section and a building pad rough grades to the underside of the slab and base, both well below the finish elevations printed on the plan. Carry the pavement and slab sections as vertical offsets or the whole earthwork balance shifts.

How it is measured

Rough grading is measured by area, in square feet, square yards, or acres from the grading plan limits, or carried inside the cut and fill volumes in cubic yards when it is part of the mass earthwork operation. Cost drivers are the volume actually moved, haul lengths across the site, the equipment spread (a GPS-equipped dozer holds a tenth without staking), and how many passes the material takes. The quantities come from the civil grading sheets and the earthwork sections; the tolerance comes from the earthwork spec section. Estimators usually separate the pad and paving areas from slopes and landscape zones, because production rates and tolerances differ between them.
