What is topsoilin construction?

Topsoil in construction is the upper layer of organic, root-bearing soil that gets stripped from a site before earthwork begins, because it is unsuitable as structural fill but valuable as a growing medium. Estimators carry it as three operations: strip and stockpile at the start of the job, then respread over landscape areas at the end, typically 4 to 6 inches deep. Topsoil, explained.

Topsoil shows up in three places in the documents: the geotech report, where the borings log how thick the organic layer actually is; the civil grading or erosion control sheets, which locate the stockpile; and the landscape spec, which dictates respread depth, soil quality, and amendments. The sitework contractor strips and stockpiles it during clearing and grubbing, and either the sitework or landscape contractor respreads it. The classic new estimator mistake is treating the strip as free dirt. Stripping 6 inches off an entire site creates a sitewide cut that the earthwork balance must replace with compacted structural fill under every pad and pavement, so a site that looked balanced on the grading plan can go import-heavy the moment the strip is modeled. Other misses: assuming a uniform strip depth when the borings vary across the site, ignoring that stockpiled topsoil fluffs and then consolidates, and never checking whether the stripped quantity actually covers the respread demand or leaves a surplus to haul off or sell.

How it is measured

Topsoil strip is measured in cubic yards, area times strip depth, with the depth taken from the geotech borings rather than an assumption. Respread is measured either in cubic yards or by square yards at a stated depth, since landscape specs call out respread as 4 to 6 inches over planting and lawn areas. The handy field constant: 1 acre covered 1 inch deep is about 134.4 cy (43,560 / 12 / 27 is about 134.4), so cy per acre-inch makes both strip and respread quick to check. Cost drivers are strip depth, push or haul distance to the stockpile, double handling, and whether respread topsoil needs screening or amendments per the landscape spec.

Can topsoil be used as structural fill?+

No. Topsoil is rich in organics that decompose and compress over time, so it cannot be compacted to a stable density, and geotechnical reports and earthwork specs uniformly exclude it from fill under slabs, footings, and pavements. That is exactly why it gets stripped and stockpiled separately. It can be reused in landscape areas, berms, and lawns, where settlement does not matter and the organic content is the point.

How much topsoil do I need to cover 1,000 sf at 4 inches deep?+

About 12.3 cy. The math: 4 inches is 0.333 ft, so 1,000 sf x 0.333 ft = 333 cf, and 333 / 27 is about 12.3 cy. Most estimators round up for delivery, so call it 13 cy, and add more if the supplier sells by the loose yard, since material consolidates after placement and watering. The same math scales: at 6 inches the answer grows to about 18.5 cy.

How deep is topsoil stripped on a construction site?+

Whatever the geotech borings show, which commonly runs from a few inches to a foot or more, and it often varies across the same site. The earthwork spec usually says to strip all organic material regardless of an assumed depth, so the bid quantity is an estimate with real risk attached. Smart estimators note the assumed strip depth in their bid clarifications so a deeper actual strip becomes a change rather than a loss.
