What is septic systemin construction?

A septic system in construction is an on-site wastewater treatment system made up of a septic tank, which settles and partially digests solids, and a drainfield (also called a leach field), which disperses the clarified effluent into the soil. It is built where municipal sanitary sewer is not available, and its size depends on the design wastewater flow of the building and the results of a percolation (perc) test on the soil. Estimators take off the tank by the each with its capacity in gallons, the drainfield in linear feet of lateral or square feet of bed, and the connecting piping in linear feet.

Septic system, explained.

On a commercial site, the septic system lives on the civil utility plan and a dedicated septic or on-site wastewater sheet, with the perc test results and seasonal high water table data in the geotech or soils report and the approved design in the health department permit. The scope usually belongs to the site utility or excavation contractor, with the plumber bringing the building sewer to a point a few feet outside the foundation, so the handoff point needs to be written down, not assumed. The system is more than a tank: building sewer, tank, distribution box or pump chamber, laterals or bed, drainfield stone and fabric, and inspection ports all carry cost. New estimators get two things wrong. They price a drainfield firm before the perc results are in, even though a slow perc rate can multiply the required field area, and they miss the pump chamber and its electrical feed when grades will not allow a gravity system. Both mistakes turn a clean bid into a change order argument.

How it is measured

The tank is counted by the each with its capacity in gallons (a 1,250 gallon tank is one line, one ea). The drainfield is measured in linear feet of lateral trench or square feet of bed area, and the required quantity comes from the design flow and the perc rate, so it is design specific, not a rule of thumb. Building sewer and tight lines run in lf by pipe size and depth, the distribution box and any pump chamber count as ea, and drainfield stone takes off in cy or tons from trench width, depth, and length. Cost drivers: depth to the tank invert, rock or groundwater in the field area, imported sand where native soil fails, and equipment access for the tank set.

Sizing comes from two inputs: the design wastewater flow (driven by building use and fixture counts, or bedrooms on residential work) and the percolation test, which measures how fast the soil absorbs water.
