What is Base trim (wall base) in construction?

Base trim, also called wall base, is the finish material that runs along the bottom of a wall where it meets the floor, covering the joint and protecting the wall from scuffs, mops, and equipment. In commercial interiors it is usually rubber or vinyl cove base in 4 in or 6 in heights, though wood and tile base also appear. The estimator measures it in linear feet of wall perimeter, less door openings, taken off the floor plan and finish schedule.

Base trim is the horizontal finish band at the base of a wall, sometimes called wall base or just base. The workhorse in commercial work is resilient cove base, rubber or vinyl, sold in 4 ft pieces or 100 ft and 120 ft coils, in 2.5 in, 4 in, and 6 in heights, with a toe (cove) for hard floors or toeless for carpet. Wood base, tile base, and integral base in resinous floors show up in higher-finish or wet areas. The estimator reads the finish schedule to learn the base type and height by room, then measures the wall perimeter on the floor plan. The quantity is linear feet of wall at the floor line, less the width of every door opening and any casework or full-height glazing that interrupts the run. Common misses: counting door openings into the base, forgetting outside and inside corner pieces and end stops on piece goods, and not converting net lf into the purchase unit (4 ft pieces or coil footage) with waste. Base follows the room, so islands and freestanding casework can add perimeter, not just subtract it.

How it is measured

Wall base is measured in linear feet (lf) along the base of each wall, taken off the floor plan by tracing the room perimeter at the floor line. Read the finish schedule for the base type, material, and height (commonly 4 in or 6 in) by room. From the gross perimeter, subtract the width of each door opening and any cased opening or storefront that breaks the run. The net lf is then converted to the purchase unit: divide by 4 ft for piece goods, or take coil footage, and add waste for cuts, plus a count of preformed inside corners, outside corners, and end stops where piece base is used. Door widths come off the door schedule; base type and height come off the room finish schedule.

Worked example

Take three rooms getting 4 in rubber cove base. Room A perimeter is 67 lf, Room B is 42 lf, Room C is 77 lf, for a gross 67 + 42 + 77 = 186 lf. Doors: Room A has one 3 ft door, Room B one 3 ft door, and Room C two 3 ft doors, so 4 openings x 3 ft = 12 lf deducted. Net base is 186 - 12 = 174 lf. Convert to 4 ft pieces: 174 / 4 = 43.5, plus 8 percent waste, 43.5 x 1.08 = 46.98, carry 47 pieces. Then add preformed inside corners, outside corners, and end stops counted off the plan, since those are bought as units. Every length traces to the floor plan and the door schedule.

Do I subtract door openings from wall base?+

Yes. Base stops at each door jamb, so deduct the rough or finished opening width of every door and cased opening from the gross wall perimeter. On a room with four 3 ft openings that is 12 lf removed before you order. Forgetting the deduction overstates the quantity, and forgetting that islands and freestanding casework add perimeter understates it.

How do I convert linear feet of base into pieces or coils?+

For piece goods, divide net linear feet by the piece length, usually 4 ft, and add waste for cuts, typically 5 to 10 percent depending on room shape. For coil base, take the net lf plus waste and divide by the coil length, 100 ft or 120 ft. Add a separate count of preformed inside corners, outside corners, and end stops, because those are bought as units, not run footage.

What height of base do commercial jobs use?+

Four inch and six inch are the common commercial heights, with 6 in increasingly specified for durability and easier cleaning in healthcare, education, and back-of-house areas. The finish schedule sets the height room by room, and it can change the unit price and the coil yield, so read it rather than assuming a single height across the job.
