What is epoxy flooring in construction?

Epoxy flooring in construction is a resinous floor finish, applied in coats over a prepared concrete slab, that cures into a hard, chemical-resistant, seamless surface common in warehouses, kitchens, labs, and back-of-house areas. The estimator prices it by square foot of floor, by coat (primer, body coat, topcoat), with surface prep and any cove base broken out separately. Coverage runs per gallon at a stated mil thickness, so the gallon count comes off the area and the spec's film build.

Epoxy flooring is a poured or rolled resinous system that bonds to a concrete slab and cures into a monolithic finish. In commercial work it spans thin roll-on coatings at a few mils up to high-build and self-leveling systems at 1/8 in or more, with broadcast quartz or flake for slip resistance in wet areas. The estimator reads the finish schedule and the floor finish plan to find which rooms get epoxy, then reads the spec section (often under resinous flooring) for the system: number of coats, mil thickness per coat, aggregate broadcast, and integral cove base height. Surface prep is the line that gets underbid: shot blasting or diamond grinding, crack chasing, and patching are all priced by square foot and drive both labor and schedule, because each coat needs cure time before the next. New estimators forget the topcoat is a separate coat, skip the cove base linear footage, and price one gallon rate across systems that actually call for different film builds. Quantities and coats both come from the spec, not assumed.

How it is measured

Epoxy flooring is measured in square feet (sf) of floor area, taken off the floor finish plan room by room and cross-checked against the finish schedule for which spaces receive the system. Each coat in the spec (primer, body coat, topcoat) is its own line, so total applied area is floor sf times the number of coats. Gallons are derived: floor sf divided by the manufacturer's coverage at the specified mil thickness, then a waste factor for porous or rough slabs. Integral cove base is measured in linear feet (lf) around the room perimeter, less door openings, and priced separately. Surface prep (shot blast, grind, patch) is priced per sf of the same floor area. Look on the architectural floor plans and the resinous flooring spec section for film build and aggregate.

Worked example

Take a 6,000 sf warehouse floor specified as a three-coat epoxy system: primer, body coat, topcoat, each at roughly 6 to 8 mils. Floor area is 6,000 sf. Total applied area across three coats is 6,000 sf x 3 = 18,000 sf. Say the body and top coats run about 250 sf per gallon at that film build, and the thinner primer about 300 sf per gallon. Primer: 6,000 / 300 = 20 gal. Body coat: 6,000 / 250 = 24 gal. Topcoat: 6,000 / 250 = 24 gal. Subtotal 20 + 24 + 24 = 68 gal. Add 10 percent for a rough, porous slab: 68 x 1.10 = 74.8, carry 75 gal, rounded to full pails. Integral cove base around a 320 lf perimeter, less 6 lf of door openings, is 314 lf. Surface prep is the full 6,000 sf shot blasted. Every figure traces to the finish plan and the resinous flooring spec.

How do I figure gallons of epoxy from square footage?+

Divide the floor area by the manufacturer's coverage rate at the specified film build, then add waste for porous or rough slabs. A thin roll-on coat might cover 250 to 300 sf per gallon, while a self-leveling slurry at 1/8 in covers far less. At 1/8 in, one gallon is 231 cubic inches, so 231 divided by 0.125 in divided by 144 sq in per sf is about 12.8 sf per gallon. Always price coverage per coat at the spec's mil thickness, not a single blanket rate.

Is surface prep included in the epoxy unit price?+

Keep it separate. Shot blasting, diamond grinding, crack chasing, and patching are priced per square foot of floor and often carry as much labor and schedule risk as the coating itself. Bury prep inside the coating unit price and you lose the ability to defend the number when the slab condition is worse than assumed, which is common on existing slabs.

Do I count the topcoat as a separate coat?+

Yes. A typical commercial system is primer plus body coat plus topcoat, three applications, each with its own coverage rate and cure time before the next. The total applied area is floor sf times the number of coats, so a 6,000 sf floor with three coats is 18,000 sf of application. Pricing only one or two coats is a common underbid.
