What is Acoustical ceiling (ACT) in construction?

An acoustical ceiling (ACT) is a suspended ceiling made of mineral-fiber or fiberglass tiles laid into a metal grid hung from the structure above, used for sound absorption and access to the plenum. The estimator takes it off by the square foot of ceiling area for tile and by the linear foot of grid and the count of hanger wires for the suspension system. ACT is one of the most common interior finishes in commercial offices, schools, and healthcare.

An acoustical ceiling, often called ACT (acoustical ceiling tile) or a lay-in ceiling, is a suspended assembly of drop-in panels resting in an exposed or concealed metal grid. The grid is a tee system: main runners (mains) spanning one direction, cross tees locking in between them, and wall angle (perimeter molding) around the room edge. Mains hang from the deck above on splay-braced hanger wires. The most common module is 2x2 (24 by 24 inch tiles), with 2x4 (24 by 48 inch) also widely used. Tiles are selected for NRC (noise reduction coefficient) and CAC (ceiling attenuation class), edge detail (square lay-in versus tegular reveal), and fire rating. The estimator reads the reflected ceiling plan (RCP) for layout, the ceiling finish schedule for tile and grid product, and the room finish schedule for which spaces get ACT versus gyp board or open ceiling. Light fixtures, diffusers, and sprinkler heads displace tiles and must be coordinated, but the grid and field area are still measured as gross ceiling square footage.

How it is measured

Quantify tile by the square foot of ceiling area from the reflected ceiling plan, then convert to tile count by dividing by the module area (4 sf for a 2x2, 8 sf for a 2x4). Add roughly 5 to 10 percent for cuts at the perimeter and around penetrations. Measure wall angle by the linear foot of room perimeter. Estimate mains by the linear foot (runs spaced 4 ft on center) and cross tees by the linear foot to complete the grid. Count hanger wires from the wire spacing along each main (commonly 4 ft on center). Pull tile type, grid type, and seismic clip requirements from the ceiling schedule and the RCP keynotes.

Worked example

Illustrative, US market. A 100 ft by 50 ft open office (5,000 sf) gets a 2x2 lay-in system. Tile: 5,000 / 4 sf per tile = 1,250 tiles net; at 5 percent waste that is about 1,312 tiles. Perimeter wall angle: 2 x (100 + 50) = 300 lf. Mains run the 100 ft length spaced 4 ft across the 50 ft width: 50 / 4 = about 12 mains x 100 ft = 1,200 lf of main runner. Hanger wires at 4 ft on center along each main: 12 mains x (100 / 4) = 12 x 25 = 300 wires. Pricing on illustrative rates: tile at 1.60 per sf is 5,000 x 1.60 = 8,000 dollars, and grid at 0.70 per sf is 5,000 x 0.70 = 3,500 dollars, before installation labor.

How do I convert ceiling square feet to tile count?+

Divide the ceiling area by the tile module area. A 2x2 tile is 4 sf, so 5,000 sf is 1,250 tiles; a 2x4 tile is 8 sf, so the same area is 625 tiles. Add 5 to 10 percent for perimeter cuts and waste around diffusers, lights, and sprinklers.

Do light fixtures and diffusers reduce my tile count?+

They displace individual tiles, but estimators normally take off gross ceiling area and let the waste factor and grid coordination absorb the displaced tiles. Track recessed fixtures and air devices separately, since they affect grid layout and the trades that share the ceiling, not the tile square footage itself.

What grid and wire do I need to count besides tile?+

Count wall angle by room perimeter, main runners and cross tees by linear foot to form the module, and hanger wires by the spacing along each main (commonly 4 ft on center). In seismic zones add perimeter clips, bracing wires, and compression struts per the ceiling detail.
