What is SY (square yard) in construction?

SY (square yard) is a unit of area equal to 9 square feet, used in US construction to quantify and price broadloom carpet, asphalt paving, concrete flatwork, and similar plan-area work. Estimators take off the area in square feet from the drawings, then divide by 9 to convert to SY, because flooring subs and paving contractors commonly quote and bill these items per square yard.

SY is the standard takeoff and pricing unit for broadloom carpet, and a common unit for asphalt paving, milling, pavement demolition, and concrete flatwork on US commercial and DOT work. You will see it on finish schedules and flooring specs in Division 09, on unit price schedules for sitework in Division 32, and on pay applications where progress is billed per SY in place. Flooring subs quote broadloom per SY almost universally, while carpet tile usually quotes per SF, so the estimator has to keep both units straight inside the same bid package. The most common new-estimator mistakes are dividing by 3 instead of 9 when converting SF to SY, comparing a per-SY quote against a per-SF budget without converting (a $27 per SY carpet price is $3 per SF, not $27 per SF), and taking off net room area without accounting for roll width and seam waste. Quantities sit in SY on the schedule of values, so a conversion error flows straight into the contract price.

How it is measured

SY is plan-view area. Measure length times width in feet off the finish plan (flooring) or site plan (paving), total the square footage, then divide by 9. Broadloom carpet adds a wrinkle because it comes in rolls, typically 12 ft wide, so the real buy quantity is driven by cut lengths and seam layout rather than net room area alone; estimators apply a waste factor or run a seam diagram for patterned goods. Asphalt and flatwork SY quantities come straight off plan area, with thickness carried separately (asphalt thickness converts to tons for purchasing, flatwork thickness drives the concrete volume in CY). The SY quantities then appear on bid forms, unit price schedules, and pay apps.

How many square feet are in a square yard?+

There are 9 square feet in 1 square yard, because a yard is 3 feet and 3 ft x 3 ft = 9 sf. To go the other way, multiply SY by 9 to get SF. A common rookie error is dividing by 3 instead of 9, which triples the quantity and blows up the flooring number.

Why is carpet priced by the square yard?+

Broadloom carpet is manufactured on wide rolls, typically 12 ft, and the trade has priced it per SY for decades, so mills, distributors, and flooring subs still quote broadloom that way. Carpet tile, by contrast, is usually priced per SF because it ships as individual tiles in boxes. Always confirm which unit a quote uses before plugging it into the bid.

Is SY used for concrete and asphalt, or just flooring?+

SY shows up constantly in sitework. Asphalt paving, milling, pavement and sidewalk demolition, and concrete flatwork are often bid per SY, especially on DOT and municipal unit price contracts. Thickness is handled separately: asphalt converts to tons for purchasing and flatwork thickness drives the concrete order in CY. Do not confuse SY (area) with CY (cubic yard, volume).
