Do I use gross or net wall area for facade?+
Take gross area per elevation first, then net out openings from the door and window schedules. Opaque cladding is priced on net wall area; glazing is priced on the opening area you deducted.
Where do parapets and spandrels fit in facade area?+
Measure facade to the top of parapet using the wall and building sections, not just floor-to-floor. Parapet and spandrel zones are real cladding area and are easy to miss off plan elevations alone.
