What is EIFS (exterior insulation finish system) in construction?

EIFS (exterior insulation finish system) is a multi-layer exterior wall cladding that bonds rigid insulation board to the substrate, then covers it with a reinforced base coat and a textured acrylic finish coat. It is a single proprietary assembly, so the estimator takes it off as square feet of wall area and prices the layers together, not as separate trades. Trim, terminations, and aesthetic reveals are added as linear feet on top of the field area.

In US commercial construction, EIFS is a continuous-insulation exterior cladding installed as a stacked assembly over a substrate such as sheathing or masonry. From inside out the layers typically run: a water-resistive barrier and adhesive or mechanical attachment, expanded polystyrene (EPS) insulation board, a base coat troweled over a glass-fiber reinforcing mesh, and a finish coat of textured acrylic in the specified color and texture. Modern commercial specs almost always call for a drainage (water-managed) EIFS, which adds a drainage plane behind the board. Because it is a proprietary single-source system, you estimate it as one assembly priced per square foot of wall, not as insulation plus stucco plus paint billed separately. The estimator reads the exterior elevations and wall sections to get net wall area, then accounts for the details that the field area alone misses: aesthetic reveals and expansion joints in linear feet, mesh wraps at openings, back-wrapping at terminations, and starter track at the base. Color and texture changes and high-impact mesh at grade level can shift the unit price, so those areas are taken off separately.

How it is measured

EIFS is quantified in square feet (sf) of wall area off the exterior elevations, with window, door, and louver openings deducted to net area. The assembly price per sf usually bundles insulation, base coat, mesh, and finish, so you carry one blended unit rate against the net field area. On top of that you measure linear feet (lf) of aesthetic reveals, expansion joints, and edge terminations from the elevations and details, plus mesh back-wrap and high-impact mesh zones (commonly the lower wall) as separate sf. Substrate, insulation thickness for the required R-value, and finish texture are recorded because they change the rate. Add a waste allowance for the board and mesh to the net area.

Worked example

Take an elevation with 3,000 sf of gross wall and 400 sf of window and door openings, finished in drainage EIFS. Net field area = 3,000 - 400 = 2,600 sf. Price the bundled assembly (insulation, base coat, mesh, acrylic finish) at an illustrative US installed rate of 14 dollars per sf: 2,600 x 14 = 36,400 dollars. The lower 8 ft of wall, say 700 sf of that area, needs high-impact mesh at a 3 dollar per sf adder: 700 x 3 = 2,100 dollars. The elevation also shows 220 lf of aesthetic reveals at an illustrative 6 dollars per lf: 220 x 6 = 1,320 dollars. Total = 36,400 + 2,100 + 1,320 = 39,820 dollars for the elevation. Three quantities, three rates, and the field sf alone would have missed roughly 3,420 dollars in mesh and reveal work.
