Estimating vinyl siding: what the takeoff measures

A vinyl siding takeoff measures the cladding shown on each elevation, not the building footprint or floor area. Plans are dimensioned in feet, elevations give the heights and roof geometry, and the takeoff converts those dimensions into square feet of wall coverage. The trade then uses squares: 1 square = 100 square feet.

Keep measured area, adjusted area, and order quantity in separate columns. The measured area is what the elevations show. The adjusted area reflects opening deductions and waste. The order quantity converts that adjusted area into the boxes or cartons sold for the selected product.

Do not use plan area as siding area. A 2,000 square foot floor plan does not have 2,000 square feet of siding. Wall height, building perimeter, gables, offsets, attached structures, and cladding changes all live on the elevations.

Estimating siding square feet from elevations

Estimating siding square feet starts with a separate takeoff for every elevation and every siding type. Do not combine products, colors, profiles, or orientations before the areas have been measured and tagged.

  1. Measure the rectangular wall area. Multiply the horizontal run by the wall height for each elevation. Break stepped walls and offsets into separate rectangles instead of averaging the height.
  2. Add gable triangles. Multiply the gable base by the rise, then divide by 2. Measure the rise from the top of the rectangular wall to the peak. Add other nonrectangular areas as separate shapes.
  3. Separate cladding types. Split vinyl siding from masonry, panels, shakes, or other finishes at the transition shown on the elevation.
  4. Deduct openings under a stated convention. Calculate the area of the windows, doors, louvers, and other openings included in the deduction rule. Keep the opening schedule because the same openings also drive J-channel, lineals, flashing, and trim.
  5. Add waste after the net area is established. Apply the allowance to each product or elevation group, not as a hidden increase to the measured quantity.
  6. Convert square feet to squares. Divide the adjusted square feet by 100.
  7. Convert squares to boxes. Use the exact net coverage printed for the selected SKU or stated in the current supplier data, then round up to a whole purchasable unit.

What should be deducted for windows and doors?

There is no universal opening deduction convention for every siding estimate. Some estimators deduct every opening from material area. Others keep small openings in the gross wall area because the pieces around them still generate cuts and offcuts. Labor may follow a different rule because a window removes field area but adds layout, cutting, flashing, and trim work.

State the rule before measuring. Define which openings are deducted, whether the rule applies to material, labor, or both, and whether the contract documents set a measurement convention. Apply the same rule on every elevation so the reviewer can reproduce the number.

Do not let a deduction erase the accessory scope. A deducted window still needs the applicable J-channel, lineal, undersill, utility trim, flashing, or other termination detail. The opening schedule should feed those lines even when its square footage comes out of the siding area.

Accessories that siding square footage does not capture

Siding squares cover the field panels. They do not carry the full trim package. Most of the accessory takeoff comes off in linear feet, by opening, or by corner, and the final order converts those measurements into the supplier's stock lengths and package quantities.

  • Starter strip: Measure the linear feet where the first siding course begins. Account for doors, attached roofs, and other interruptions shown in the detail.
  • J-channel: Measure the linear feet at windows, doors, rakes, material transitions, and terminations that use J-channel. Do not assume every opening uses it if the selected trim system calls for lineals or another profile.
  • Outside corner posts: Count the outside corners and record the height of each. Convert the required height into the available post lengths without splicing where the installation requirements prohibit it.
  • Inside corner posts: Count inside corners separately and record their heights. Reentrant walls and bump-outs are easy to miss when the takeoff is reduced to net wall area.
  • Undersill and utility trim: Measure the linear feet required at cut panel edges, below openings, and at top terminations according to the selected system details. Product naming and application can overlap, so tie the line to the specified SKU.
  • Soffit: Keep soffit out of the wall siding squares. Measure the eave run and depth, then carry the quantity in the unit used by the supplier quote, commonly area or linear feet at a stated depth.
  • Fascia: Measure fascia in linear feet by width and profile, then convert the run into the available stock lengths or pieces.

Build an accessory schedule, not one trim allowance. A useful schedule shows the elevation, opening or corner reference, measured length or count, stock unit, waste, and final order quantity. This makes the accessory cost reviewable and keeps it from disappearing inside a siding square rate.

How to set waste for vinyl siding

Vinyl siding waste is a layout decision, not one fixed percentage. Straight, repetitive elevations allow more offcuts to be reused. Cut-up elevations with many openings, short returns, gables, rakes, and material transitions create more partial pieces that cannot move to the next course.

Pattern rules can raise the order quantity. Patterned layouts, staggered joints, and courses that must maintain a planned joint distribution can prevent an otherwise usable offcut from returning to the wall. Multiple colors or profiles also split the reuse pool because an offcut from one SKU cannot cover another.

Set the factor from the actual elevation layout, the installer's course plan, the selected product, and completed-job waste history. Show it as a separate line. If the box rounding produces more coverage than the stated waste factor, keep both numbers visible rather than changing the takeoff to make them match.

Worked example: elevation area to squares to boxes

The figures below are illustrative. The building has two 40 foot gable-end elevations, two 28 foot eave elevations, a 10 foot rectangular wall height, and an 8 foot gable rise. The opening dimensions are takeoff inputs, and this example deducts every listed opening from the siding material area.

  1. Rectangular wall area:
    • Two gable-end walls: 2 x 40 ft x 10 ft = 800 sf
    • Two eave walls: 2 x 28 ft x 10 ft = 560 sf
    • Total rectangular wall area: 800 sf + 560 sf = 1,360 sf
  2. Gable area:
    • One gable: 40 ft x 8 ft / 2 = 160 sf
    • Two gables: 2 x 160 sf = 320 sf
  3. Gross siding area:
    • 1,360 sf + 320 sf = 1,680 sf
  4. Opening deductions:
    • Four 3 ft x 5 ft windows: 4 x 15 sf = 60 sf
    • One 3 ft x 7 ft door: 1 x 21 sf = 21 sf
    • Three 3 ft x 5 ft windows: 3 x 15 sf = 45 sf
    • One 6 ft x 7 ft door: 1 x 42 sf = 42 sf
    • Four more 3 ft x 5 ft windows: 4 x 15 sf = 60 sf
    • Total openings: 60 sf + 21 sf + 45 sf + 42 sf + 60 sf = 228 sf
  5. Net siding area:
    • 1,680 sf - 228 sf = 1,452 sf
  6. Illustrative waste allowance:
    • Use 12 percent for this worked layout: 1,452 sf x 0.12 = 174.24 sf
    • Adjusted siding area: 1,452 sf + 174.24 sf = 1,626.24 sf
  7. Convert to siding squares:
    • 1,626.24 sf / 100 sf per square = 16.2624 squares
  8. Convert to boxes:
    • For this example only, use a selected profile whose current manufacturer product page states 2 squares, or 200 sf, per carton. This coverage belongs to that selected product. It is not a general coverage figure for vinyl siding, and an actual estimate must use the current data for its specified SKU.
    • 16.2624 squares / 2 squares per box = 8.1312 boxes
    • Round up to a purchasable quantity: 9 boxes
  9. Check the order:
    • 9 boxes x 200 sf per box = 1,800 sf of stated coverage
    • 1,800 sf is greater than the 1,626.24 sf adjusted requirement, so the whole-box order covers the takeoff.

Estimating siding cost from a complete takeoff

Estimating siding cost means pricing the field panels and the accessory schedule, then adding labor and job conditions on the same scope basis. A single price per siding square is only defensible when it clearly states what is included.

Price the selected products. Send the supplier the exact profile, color, product line, quantities, accessory SKUs, and delivery location. Use the quoted box coverage and stock lengths to confirm the order quantities. Carry freight, tax, minimum order terms, and special-color or special-order conditions only when they appear in the supplier's quote or the contractor's established cost rules.

Price accessories by their purchase unit. Apply the current quote to each box, piece, bundle, or stock length. Do not multiply the field siding squares by a generic trim allowance when the elevations provide enough information to count the scope.

Build labor from the contractor's own production and loaded rates. Keep field siding, openings, corners, soffit, fascia, demolition, substrate work, and access requirements visible when they have different labor behavior. Cut-up elevations and patterned courses affect labor as well as waste.

State the scope boundary. Identify whether the estimate includes removal, disposal, weather-resistive barrier, flashing, insulation, substrate repair, sealants, lifts, scaffolding, permits, and protection. These items do not become part of the estimate just because the siding squares are correct.

Reading the plan instead of the elevations. Floor area and roof plan dimensions do not capture wall heights, gables, step-downs, or cladding transitions. Measure the siding on the elevation sheets and use plan dimensions only as cross-checks.

Forgetting gables. A rectangle-only takeoff misses the triangular area above the eave line. Carry each gable as its own measured shape and tag it to the elevation.

Using net area without documenting deductions. Two estimators can measure the same drawings and get different results if one deducts every opening and the other retains small openings. A visible convention makes the difference reviewable.

Ignoring the accessory count. Net wall square footage does not tell you the number of corners, the perimeter of openings, or the eave and rake runs. Missing trim can distort both material and labor before a siding panel is installed.

Using a generic box coverage. Coverage varies by selected product and package. Pull the value from the current product data or supplier quote, and keep the SKU with the calculation.
