What is RCP (reflected ceiling plan) in construction?

An RCP, or reflected ceiling plan, is a construction drawing that shows the ceiling of each room as if a mirror lay on the floor reflecting everything above it. The mirror convention keeps the ceiling layout in the same orientation as the floor plan, so north stays north and the walls line up sheet to sheet. Estimators use the RCP to take off ceiling grid areas, lighting fixture counts, diffuser and grille locations, and ceiling heights.

The RCP lives in the architectural set, usually right behind the floor plans, one sheet per level. The architect owns it, but it is one of the most cross-trade sheets in the set: ceiling grid and hard lid areas belong to the acoustical and drywall subs, lighting fixtures to the electrical sub, diffusers and grilles to the mechanical sub, and sprinkler heads to fire protection. The drawing shows ceiling types and heights by room (tagged against a ceiling legend), grid direction, soffits and bulkheads, and the location of everything that penetrates or hangs from the ceiling. New estimators make two predictable mistakes. First, they count fixtures from both the RCP and the electrical lighting plan and double count, when the two sheets show the same devices from different angles. Second, they assume the sheets agree; on real bid sets the RCP and the lighting plan routinely conflict on fixture counts or locations, and the discrepancy belongs in an RFI, not in a silent assumption. Areas tagged open to structure still carry cost: exposed ceilings often mean painted structure and slower electrical work overhead.

How it is measured

Nobody prices an RCP; estimators price what they take off it. Ceiling areas come off in square feet by ceiling type from the legend (acoustical tile by grid size, gypsum board hard lid, specialty ceilings), with the height noted per room because it drives scaffold and lift decisions. Counts come off the symbols: lighting fixtures each by type tag, supply diffusers and return grilles each, plus access panels, exit signs, and ceiling speakers. Soffits and bulkheads are measured in linear feet with their height. The cost drivers are ceiling type, height, and how chopped up the plan is; a corridor-heavy floor with many small rooms takes far more grid cutting per square foot than an open office, so waste runs higher.

Worked example

Take a 6,000 sf tenant floor. The RCP legend shows ACT-1, a 2 ft by 4 ft lay-in grid, over 4,800 sf of open office, and GWB-1 hard lid over 1,200 sf of corridor and restrooms. Symbol counts off the same sheet: 64 Type A troffers, 18 Type B downlights, 14 supply diffusers, 7 return grilles. Grid math first: a 2x4 tile covers 8 sf, so 4,800 / 8 = 600 tiles, plus 10 percent for perimeter cuts = 660 tiles. Price the ceilings at illustrative rates: 4,800 sf x $4.25 per sf for grid and tile installed = $20,400, and 1,200 sf x $10.50 per sf for the framed and finished hard lid = $12,600, so $33,000 of ceiling work. The fixture and diffuser counts are not priced on this line; they feed the electrical and mechanical takeoffs, which is the point of the sheet: one drawing supplies quantities to three or four trades.

Why is it called a reflected ceiling plan?+

Because the ceiling is drawn as if a giant mirror covered the floor and you were looking down at the reflection. A true view looking up would flip left and right, making the ceiling impossible to overlay on the floor plan. The mirror convention keeps the orientation identical to the floor plan, so a fixture shown in the northeast corner of the RCP really is in the northeast corner of the room.

Should I count light fixtures from the RCP or the electrical lighting plan?+

Pick one sheet as your primary count, take off every fixture from it once, then cross-check the total against the other. Many electrical estimators count from the lighting plan because it carries circuiting and switching, then verify locations and ceiling types on the RCP. What matters is never adding counts from both sheets, and writing an RFI when the two disagree instead of guessing which one the architect meant.

What does an RCP show that a floor plan does not?+

Everything overhead: ceiling material and height in each room, grid direction, soffits and bulkheads, light fixtures, supply diffusers and return grilles, sprinkler heads, exit signs, access panels, and ceiling-mounted equipment like projector mounts and speakers. The floor plan shows walls, doors, and floor-level scope. The RCP is also where you learn which areas are exposed to structure, which changes both the finish scope and the electrical labor.
