What is damper in construction?

A damper in construction is a movable plate or set of blades inside ductwork that regulates, shuts off, or blocks airflow. The common types on commercial projects are manual balancing dampers at branch ducts, motorized control dampers at outside air and relief openings, and life safety fire dampers and smoke dampers at rated wall and floor penetrations. Estimators count dampers each (ea), broken out by type and duct size, because the installed costs differ widely.

Dampers are duct accessories, specified with the ductwork (in CSI MasterFormat under air duct accessories) and installed by the sheet metal contractor. Balancing dampers sit in branch ducts so the testing, adjusting, and balancing (TAB) technician can proportion airflow; motorized control dampers, driven by actuators from the controls contractor, manage outside air, return, and relief paths; and fire dampers close at rated wall and floor penetrations on a fusible link. Smoke dampers and combination fire/smoke dampers are their own scope with their own entry, because they add actuators, smoke detector interlocks, and wiring. The estimating trap is that the mechanical plans do not show every damper the job requires. Fire dampers are driven by the architectural life safety plan: every duct that punches through a rated partition needs one, whether or not the mechanical sheet tags it. New estimators count plan symbols and come up short. The companion miss is the access door: every fire damper needs a duct access door for inspection and link replacement, and codes require the dampers to be reachable, which can also reshape the ductwork routing.

How it is measured

Dampers are counted each (ea), with the count split by type and by duct size, since a 6 in round balancing damper and a 36 x 24 multi-blade control damper carry very different costs. Balancing dampers come off the mechanical floor plans, one per branch takeoff as a rule of thumb where the spec requires them. Fire damper counts come from overlaying the duct layout on the architectural life safety plan and counting rated penetrations. Motorized dampers come from the airflow diagrams and equipment details, and each carries an actuator and a controls connection in addition to the damper body. Cost drivers include damper size, blade type, frame style, the sleeve and breakaway connections required at fire dampers, and the access doors counted alongside them.

Worked example

Take one floor of a medical office building. The duct plan shows 28 branch takeoffs, each spec-required to carry a manual balancing damper: at an illustrative $120 ea installed, that is 28 x $120 = $3,360. Overlaying the ductwork on the life safety plan shows ducts crossing rated corridor and shaft walls at 9 locations, each needing a fire damper with sleeve, breakaway connections, and an access door, at an illustrative $650 ea installed: 9 x $650 = $5,850. Two motorized outside air dampers at the rooftop intakes, actuators included, run an illustrative $900 ea: 2 x $900 = $1,800. The damper scope totals $3,360 + $5,850 + $1,800 = $11,010. Note the ratio: the 9 fire dampers cost more than the 28 balancing dampers combined, which is why a takeoff that misses rated penetrations misses real money.

What is the difference between a fire damper and a smoke damper?+

A fire damper closes mechanically, usually on a fusible link that melts at a set temperature, to keep fire from passing through a duct penetration in a rated wall or floor. A smoke damper closes on a signal from a smoke detector or the fire alarm system and needs an actuator and wiring. Combination fire/smoke dampers do both jobs in one body. They are priced very differently, so the takeoff has to keep the types separate.

Where are balancing dampers required in ductwork?+

Typical commercial specs call for a manual balancing damper in each branch duct, located near the takeoff from the main rather than right behind the diffuser, where a throttled damper generates noise in the occupied space. The TAB contractor uses them to proportion airflow to the design cfm at each outlet. Estimators usually carry one balancing damper per branch takeoff and then verify against the spec section and the drawing details.

Do fire dampers need access doors?+

Yes. Mechanical codes and NFPA standards require access to every fire and smoke damper for inspection, testing, and fusible link replacement, which in practice means a duct access door at each damper plus a ceiling access panel where the ceiling is not lay-in tile. Estimators should count access doors alongside the damper count, because a missed access door line across a full floor of fire dampers is a real dollar gap and a guaranteed inspection comment.
