What is sleeper in construction?
A sleeper is a strip of dimensional lumber laid flat on a concrete slab to create a raised, fastenable framing base for a subfloor or finish flooring. Sleepers level out the slab, hold an air and insulation gap, and keep wood flooring off the concrete. They are commonly 2x4 stock run at 16 in on center and anchored to the slab.

Laid flat and fastened to the slab with powder-actuated pins, concrete screws, or adhesive, they raise the finish floor enough to run rigid insulation and a moisture barrier between the wood and the concrete, which is essential over on-grade or below-grade slabs that can wick moisture. They also let the installer shim a slab that is out of level back to a true plane before the subfloor goes down. Sleeper stock is most often 2x4 laid flat, giving a 1.5 in rise, though 2x3 or doubled members appear where height or load demands differ. Spacing matches the subfloor panel span rating, with 16 in on center being the workhorse for typical sheathing. Where flooring runs one direction, sleepers run perpendicular so panels and boards bear on multiple members. The estimator treats sleepers much like floor joists for layout, but they bear continuously on the slab rather than spanning between supports, so member size is driven by fastening and height, not span.
Sleepers are taken off in linear feet of 2x stock and converted to board feet for pricing. On the drawings, read the floor plan and the floor assembly detail in the wall sections, which give the sleeper size, on-center spacing, and direction. Divide the slab dimension across the run direction by the spacing to get the number of sleepers, then multiply by the room length. Add the fastener count from the anchor spacing along each sleeper, and pick up the moisture barrier and any rigid insulation as separate area lines. Confirm whether the detail calls for single or doubled sleepers at panel edges.
Worked example
Frame sleepers over a 300 sf slab that measures 20 ft by 15 ft, using 2x4 laid flat at 16 in on center running across the 15 ft dimension. Sleepers run the 20 ft length, spaced across the 15 ft width: 15 ft is 180 in, so 180 / 16 = 11.25 spaces, rounded up to 12, which gives 12 + 1 = 13 sleepers. Each is 20 ft long, so 13 x 20 ft = 260 lf of 2x4. At 0.667 board feet per linear foot, 260 lf x 0.667 = 173 board feet. At an illustrative $0.85 per board foot, 173 x $0.85 = $147 in lumber. Anchors at 24 in on center along each 20 ft sleeper give 20 ft / 2 ft = 10 anchors each, so 13 x 10 = 130 fasteners, carried as a separate line.
