What is sheathing in construction?
Sheathing is the structural panel skin applied over wall studs and roof rafters or trusses to brace the frame and provide a nailing base for cladding and roofing. It is almost always 4 ft by 8 ft OSB or plywood, taken off in square feet and converted to a sheet count. Wall and roof sheathing are estimated separately because thickness and waste differ.

Book a walkthroughSheathing is the panel layer, typically OSB or CDX plywood, that closes in the frame and ties the studs, plates, rafters, and trusses into a stiff diaphragm and shear wall system. Wall sheathing braces against racking and lateral wind load and gives the siding a substrate; roof sheathing carries the roofing and spreads loads to the framing. Common thicknesses run 7/16 in and 1/2 in for walls and 1/2 in to 5/8 in for roofs, with thickness driven by framing spacing and the roof load. The unit panel is 4 ft by 8 ft, which is 32 sf. Estimators take off the gross area of wall or roof plane in square feet, divide by 32 to get sheets, then add waste for cuts at openings, hips, valleys, and edges. Edge blocking or H-clips at panel joints may be required by the structural notes and are taken off alongside the panels.
Sheathing is measured in square feet of plane area, then converted to 4x8 sheets at 32 sf each. For walls, take wall length times wall height from the elevations and sections, and usually sheathe over openings then cut them out, so window and door areas are left in for waste rather than deducted. For roofs, use the true sloped area from the framing plan and pitch, not the building footprint. Divide gross area by 32 to get sheets and add a waste factor, commonly 5 to 10 percent for simple rectangles and 10 to 15 percent for cut-up roofs with hips and valleys. Confirm panel thickness and any edge blocking or clip requirement from the structural notes.
Worked example
A roof with 2,400 sf of true sloped area, sheathed in 1/2 in OSB. Bare sheet count = 2,400 sf / 32 sf per sheet = 75 sheets. Add 10 percent waste for cuts at the eaves, ridge, and rakes: 75 x 1.10 = 82.5, round up to 83 sheets. At an illustrative 18 dollars per sheet, material is 83 x 18 = 1,494 dollars before fasteners and clips. If the structural notes call for H-clips at unblocked panel edges, figure 2 clips per sheet on the field panels and take those off as a separate line.

Do I deduct window and door openings from wall sheathing?+
On most light-frame jobs you sheathe over the openings and cut them out, so the cut pieces are scrap. Leaving openings in the area covers that waste. Large openings like garage doors can be deducted and handled with their own waste.
How much waste should I add to roof sheathing?+
Roughly 5 to 10 percent for a simple gable and 10 to 15 percent for a cut-up roof with hips, valleys, and dormers, where short cuts off each panel pile up as scrap.
