What is nominal vs actual lumber dimensions in construction?
Nominal lumber size is the name a board is sold under, like 2x4, while the actual size is the finished dimension after milling and drying, 1.5 in x 3.5 in for that 2x4. The difference comes from surfacing the rough sawn board smooth and shrinkage during drying. Estimators must use actual dimensions for layout and clearances, even though they order by nominal.

Book a walkthroughNominal versus actual is the gap between the size a piece of dimensional lumber is named and the size it really is in the wall. A board starts at roughly its nominal dimension when rough sawn green, then planing all four sides (S4S) and kiln drying take it down to the standardized dressed size. The common conversions every framer knows: a 2x4 is 1.5 in x 3.5 in, a 2x6 is 1.5 in x 5.5 in, a 2x8 is 1.5 in x 7.25 in, a 2x10 is 1.5 in x 9.25 in, and a 2x12 is 1.5 in x 11.25 in. The 1.5 in thickness holds across all 2x stock. Nominal still drives ordering, pricing, and board-foot math, while actual drives layout, rough openings, header depths, plate stacks, and drywall and sheathing fit. Mixing the two is a classic estimating error: a wall of 2x4 plates and studs frames to actual thicknesses, not the 2 in and 4 in on the label.
You order and price lumber by nominal size, but you lay it out and check clearances by actual size. On the framing plan and wall sections, dimensions to faces of framing reflect actual sizes, so a 2x4 wall is drawn 3.5 in thick and a stacked plate of two 2x members reads 3 in. Board feet use the nominal dimensions: nominal thickness in inches times nominal width in inches divided by 12, times length in feet. For layout, stud heights, rough opening heights, and header depths are all figured from actual dimensions. When you tally, keep nominal for the order and price book and actual for any geometry, fit, or clearance check on the drawings.
Worked example
Why a 2x4 is 1.5 in x 3.5 in: the board is named for its rough green size near 2 in x 4 in, then S4S planing and kiln drying remove material on all faces, landing at the standardized dressed 1.5 in x 3.5 in. Layout impact: a 2x4 wall with a single bottom plate and double top plate stacks 3 plates x 1.5 in = 4.5 in of plate. With a precut stud at 92.625 in, wall height = 92.625 + 4.5 = 97.125 in, which gives the standard 8 ft wall a hair over 8 ft for drywall. Board feet still use nominal: a 92.625 in (7.72 ft) 2x4 = 2 x 4 / 12 x 7.72 = 5.15 bf, even though the stick measures 1.5 in x 3.5 in. So you buy a 2x4 and figure 5.15 bf, but you frame the opening to 1.5 in and 3.5 in faces.
