Formula: glass area per opening = (width in inches x height in inches) / 144. Frame perimeter per opening = 2 x (width in inches + height in inches) / 12. How a glazing takeoff is actually built
Glazing prices three ways at once, so a glazing takeoff produces three numbers per opening type rather than one: glass by the square foot, framing by the linear foot of perimeter, and labor by the opening. Get all three and you can price the scope. Get only the square footage and you have priced the glass and forgotten the aluminum and the crew.
The sizes come from the window and storefront schedule, not from scaling the elevations. That is the part that separates a glazier from someone measuring pictures. Elevations are drawn to fit the sheet, they get reduced or enlarged when the set is reissued at a different sheet size, and a quarter inch scale elevation cannot resolve the difference between a 5 ft 10 in opening and a 6 ft 0 in opening. The schedule is the controlling document. It carries the mark, the opening width and height, the glass type, the frame series and finish, and the notes that say which lites are tempered. Read width and height off the schedule, count the marks off the floor plans, and use the elevations only to see how each opening is divided and where the intermediate mullions land. Then reconcile. Schedules list types, plans carry the count, and the two disagree more often than they agree. Count marks sheet by sheet, and where a mark shows on a plan but not in the schedule, or the schedule quantity does not match your plan count, send it as an RFI instead of guessing. A missing mark is usually a missing opening, not a drafting slip.
The formulas

Keep every mark on its own line. Blending a 10 ft storefront bay and a punched window into one average size destroys the only thing that makes a takeoff checkable later, and it hides the size distribution that drives lift, crane, and setting labor. The constants, and what actually sets the price per square foot
The arithmetic uses two constants and both are unit definitions rather than industry values: 144 square inches make one square foot, and 12 inches make one foot. Nothing else in the area or perimeter math is a lookup.
The price per square foot is a different matter, and it is set by the code and the specification rather than by preference. Glass make-up is a code question:
- Safety glazing. IBC Chapter 24 governs glass and glazing, and Section 2406 lists the hazardous locations where safety glazing is required. Glazing in doors, glazing within a 24 inch arc of a door edge where the bottom exposed edge is under 60 inches, and any individual pane whose exposed area is greater than 9 square feet with its bottom edge under 18 inches, its top edge over 36 inches, and a walking surface within 36 inches horizontally, all require it. Glass in guards and railings falls under Section 2407 and generally has to be laminated. Confirm against the code edition your jurisdiction has adopted, because the location list has moved between editions.
- The impact standards behind it. Safety glazing means material tested and permanently labeled to CPSC 16 CFR Part 1201 or ANSI Z97.1. The label is how the inspector verifies it, and an unlabeled lite in a hazardous location gets replaced at your cost.
- Heat treated and laminated glass. Heat strengthened and fully tempered glass are specified to ASTM C1048, laminated glass to ASTM C1172. Tempered costs more per square foot than annealed and laminated more again, so a schedule note that reads tempered on eight marks instead of two moves the bid.
- Insulating units. Sealed insulating glass unit durability is specified to ASTM E2190, which is what the unit warranty is written against.
- Thickness. Thickness is not a preference either. It comes out of a load resistance calculation to ASTM E1300 for the design wind pressure and the lite size, which is why a tall storefront lite can need a heavier or heat treated make-up that the same glass type in a small punched window does not.
- Energy performance. U factor and solar heat gain coefficient are rated to NFRC 100 and NFRC 200 and have to satisfy the prescriptive fenestration requirements of the commercial energy code (Section C402.4 in recent IECC editions) or be traded off in a whole building compliance path. That drives low emissivity coating and gas fill, which drive cost.
Take the make-up off the schedule and the Division 08 specification, then price each make-up separately. One blended dollar per square foot across a schedule holding annealed insulating units, tempered units, and laminated guard glass is a bid waiting to lose money.
What the area and perimeter math misses
The two formulas give the clean geometric quantity for each opening. Several real costs sit outside it.
Intermediate framing. The perimeter is the outside frame only. A storefront bay split into three lites by two vertical mullions with a transom bar across it carries more aluminum than its perimeter shows. Pick the intermediate members off the elevations, count them by length, and add them to the perimeter linear feet.
Lites are not openings. Glass is fabricated, handled, and often billed per lite. That three lite bay is one opening and three pieces of glass. Setting labor tracks lites and lite weight, not openings, and a lite heavy enough to need a vacuum lift or a larger crew carries a different labor rate from one two glaziers can carry in.
Glass is cut smaller than the opening, but that is not how it bills. The lite is smaller than the frame opening by the glass bite on each side, so the geometric area slightly overstates the glass you receive. Do not deduct for it. Suppliers commonly round each dimension up and apply a minimum billable area per lite, so small lites bill for more than they measure. The rounding rule and the minimum sit on your supplier's price sheet, so use theirs rather than a rule of thumb.
Waste and breakage. Cut waste, shop breakage, site breakage, and remakes after a field dimension change are real, and they are shop specific. Pull the ratio of glass ordered to glass installed from your own finished jobs and use that. There is no published percentage here worth trusting over your own history.
Tempered glass cannot be cut. Once a lite is tempered or laminated it is finished goods. A quarter inch field error means a new lite and the fabricator's lead time, not a trim in the field. That is why glaziers field measure after the frames or the rough openings are in and before releasing glass, and why the release date belongs on the schedule as a milestone.
The perimeter seal and the air and water barrier tie-in. This is the classic glazing scope gap. Your Division 08 sections cover the storefront, the windows, and the glazing, but the sealant joint between frame and adjacent construction, the flashing at the sill, and the membrane tie-in back to the building's air and water barrier are frequently specified in Division 07, in the joint sealant (07 92 00), flexible flashing (07 65 00), and air barrier (07 27 00) sections. Nobody prices what they did not read, so that joint drops out of the glazing bid and out of the exterior wall bid, then surfaces after the first water test. Read Division 07 before you bid Division 08, and state in writing which side of the joint you are carrying. If the spec calls for field water and air testing to ASTM E1105 or ASTM E783, or an AAMA 501.2 nozzle check, that is a cost and a schedule item as well.
Access and the rest. Lifts, swing stage, interior scaffold, glass protection, temporary closures, entrance doors and hardware priced each, spandrel panels and shadow boxes at their own rate, and mock ups if the spec calls for them. Those are line items, not a percentage on the square footage.
Worked example
Take the calculator defaults, a four mark schedule.
- Mark A, 120 in by 96 in storefront bay, 4 of them. Glass per opening = (120 x 96) / 144 = 80.00 sf. Frame perimeter per opening = 2 x (120 + 96) / 12 = 432 / 12 = 36.00 lf. Line totals 320 sf and 144 lf.
- Mark B, 72 in by 60 in window, 12 of them. (72 x 60) / 144 = 30.00 sf each, and 2 x 132 / 12 = 22.00 lf each. Line totals 360 sf and 264 lf.
- Mark C, 36 in by 60 in window, 8 of them. (36 x 60) / 144 = 15.00 sf each, and 2 x 96 / 12 = 16.00 lf each. Line totals 120 sf and 128 lf.
- Mark D, 36 in by 84 in door lite, 2 of them. (36 x 84) / 144 = 21.00 sf each, and 2 x 120 / 12 = 20.00 lf each. Line totals 42 sf and 40 lf.
Totals: 320 + 360 + 120 + 42 = 842 square feet of glass, 144 + 264 + 128 + 40 = 576 linear feet of perimeter framing, and 4 + 12 + 8 + 2 = 26 openings, which averages 32.38 sf per opening. Those three numbers are measurement and each one is checkable against the schedule line by line. Everything after them, the make-up mix, the intermediate mullions, the waste, the access, and the perimeter joint, is judgment, and it belongs on its own visible lines so a reviewer can argue with each one.
Two make-up notes fall straight out of this example. Mark D is a door lite, and glazing in a door is a hazardous location under Section 2406 whatever its size, so that one is safety glazing before anyone discusses preference. Mark A is an 80 sf lite in a storefront bay, so if the sill sits under 18 inches above the floor with a walking surface within 36 inches, which is normal for a storefront, it is a hazardous location too. Neither is a choice, and both change the dollars per square foot on those lines.
From quantities to a priced line
The three quantities are the measurement half of a glazing bid. How do you calculate the square footage of glass for a window schedule?+
Work opening by opening. For each mark, multiply the width in inches by the height in inches and divide by 144 to get square feet, then multiply by the quantity of that mark and sum the lines. Take the width and height from the window and storefront schedule, and count the marks on the floor plans. Do the perimeter at the same time, because framing prices per linear foot: 2 times width plus height, divided by 12. Keep each mark on its own line so the totals can be checked against the schedule later.
Why take glazing sizes from the schedule instead of scaling the elevations?+
Because the schedule is the controlling document and the elevations are drawn to fit the sheet. An elevation gets reduced or enlarged when the set is reissued at a different sheet size, and at quarter inch scale it cannot resolve the difference between a 70 inch and a 72 inch opening.
