Door takeoff for door and hardware distributors. Openings counted, frames and sets listed.
Door takeoff for door and hardware distributors turns a contractor's plans and door schedule into the material a distributor quotes: openings counted by mark and reconciled with the schedule, frames and leaves by type and rating, and the hinges, locksets, closers and stops in each opening's set. Further down: the door recipes in a calculator, a table of a door and hardware order, our view on pairs and labels, and the recipes as a CSV.

Can a door and hardware distributor get an opening list from the plans?
Yes. Ruh counts openings by mark, reconciles the plans with the door schedule without counting a repeated schedule twice, and turns each opening into material: the frame and leaves by type and rating, and the hinges, lockset, closer, stops and silencers in its set. It starts you on 15 door recipes you can edit, and the first takeoff is free of charge.

What hardware comes with a single office door?
In the app's starting recipe: a knock-down hollow metal frame, the door, three hinges, an office lockset, a closer, a wall stop and three silencers. Enter an opening count from the door schedule to see every frame, leaf and hardware line, with no prices.

Single hollow metal door 3'-0" x 7'-0" in knock-down HM frame, office function
Order list for 30 each of Single hollow metal door 3'-0" x 7'-0" in knock-down HM frame, office function. A sample input: change it to the quantity on your set.
| Material | Per EA | Quantity | Waste | With waste |
|---|---|---|---|---|
| HM frame 3'-0" x 7'-0", 16ga, knock-down | 1 EA, whole units | 30 EA | None | 30 EA |
| HM door 3'-0" x 7'-0", 18ga | 1 EA, whole units | 30 EA | None | 30 EA |
Butt hinge 4-1/2" x 4-1/2"How it is builtOne and a half pair | 3 EA, whole units | 90 EA | None | 90 EA |
| Lockset, cylindrical, office function | 1 EA, whole units | 30 EA | None | 30 EA |
| Door closer, surface | 1 EA, whole units | 30 EA | None | 30 EA |
| Wall stop | 1 EA, whole units | 30 EA | None | 30 EA |
| Door silencer | 3 EA, whole units | 90 EA | None | 90 EA |
Each line is the measured quantity times the recipe’s factor. Lines the recipe marks as whole units, such as sheets, boxes and hangers, are rounded up before waste, the way the app rounds them. Round the with-waste figure up to whole pieces when you build the order.
What this cannot tell you: hardware sets written from the specification, or keying. Each opening starts with its recipe's set, so the hardware schedule and specification still decide finishes, functions and keying, and fire ratings come from the door schedule you match recipes against.
What does a door and hardware order carry?
Openings, each a frame, one or two leaves and a set that changes by room. The rows trace them from the schedule to the order.

| Part of the order | Where it is on the set | How it is taken off | What it becomes on the order |
|---|---|---|---|
| Single openings | Plans and the door schedule | Counted by mark and size | Frame, leaf, hinges, lockset by function, closer, stop and silencers |
| Pairs | The door schedule | Counted by mark | Frame, two leaves, hinges, exit device, flush bolts, closers and coordinator |
| Rated openings | The door schedule and life safety plan | Counted by rating | Labelled frame and leaf, rated hardware and gasketing |
| Wood doors | The door schedule | Counted by type and finish | Wood leaf, frame and hardware set |
| Specialty doors | The door schedule | Counted per opening | Hardware as scheduled, coiling doors by your quote |
| Access doors | Reflected ceiling plan and plans | Counted by size | Access panels |
Typical practice, not a standard. Hardware sets, finishes and keying follow each job's hardware schedule and specification.
What do distributors get wrong about door quotes?
Our opinion: Door quotes go wrong between the plan and the schedule. The plan shows an opening, the door schedule gives it a mark, and the hardware schedule gives it a set, and a takeoff that counts doors off the plan alone misses the pairs, the labelled openings and the sets that change by room. In the app's starting recipes a pair of doors carries six hinges, an exit device, two closers, automatic flush bolts and a coordinator, which is nothing like two single doors. Count openings by mark and the sets follow.
